How Much Does It Cost to Move to France in 2026? Complete Cost Breakdown
French Connections HCB · 27 July 2026
One of the most common questions I hear from Americans planning a move to France is: “How much is this actually going to cost me?” After helping 30 to 40 people relocate every month since 2017, I can give you real numbers.
The total cost of moving to France typically ranges from $15,000 to $85,000+ depending on your situation, family size, and whether you are renting or buying property.
The 5 major cost categories
1. Visa and legal fees ($700-$5,000)
| Item | Cost | Notes |
|---|---|---|
| Long-stay visa application | €99 (~$115) | Per person |
| VLS-TS validation tax | €300 (~$350) | Paid online via the ANEF portal within 3 months of arrival; €300 since May 2026 |
| Carte de séjour (residence card) | €350 first card, €250 renewal (~$405 / ~$290) | Rates since May 2026 |
| Immigration lawyer | $2,000-$4,000 | Optional |
| Document translation | $200-$500 | Apostille required |
2. Shipping and moving ($3,000-$15,000)
| Service | Cost range | Timeline |
|---|---|---|
| 20ft container (East Coast) | $4,500-$7,000 | 6-8 weeks |
| 40ft container | $8,000-$15,000 | 6-8 weeks |
| Shared container | $2,500-$4,500 | 8-12 weeks |
| Air freight | $3,000-$6,000 | 5-10 days |
| Pet relocation | $1,500-$4,000 | Varies |
3. Property costs ($5,000-$50,000+)
If renting:
| Item | Cost |
|---|---|
| Security deposit | 1-2 months rent |
| Agency fees | 1 month rent |
| First month rent | $800-$2,500 |
If buying:
| Item | Cost |
|---|---|
| Notaire fees | 7-8% of price |
| Agency fees | 3-5% of price |
| Mortgage arrangement | ~1% of loan |
One pleasant surprise for American buyers: the technical diagnostics file (the DDT, covering energy performance, asbestos, lead and more) is the seller’s legal responsibility in France, not the buyer’s. You only pay for a survey if you choose to commission an optional independent one, which is uncommon in France.
4. Setup costs ($2,000-$20,000)
| Item | Cost |
|---|---|
| Furniture and basics | $1,000-$3,000 |
| Phone/internet setup | $50-$100 |
| Car purchase (used) | $5,000-$15,000 |
| Health insurance (first 3 months) | $300-$900 |
The car is the big swing item here: skip it in a walkable city and your setup costs stay at the low end of the range.
5. Monthly living costs ($1,400-$5,000)
| City/Area | Single | Couple |
|---|---|---|
| Paris | $2,800-$3,500 | $4,000-$5,000 |
| Lyon/Bordeaux/Nice | $2,000-$2,600 | $3,000-$3,800 |
| Toulouse/Montpellier | $1,700-$2,200 | $2,500-$3,200 |
| Rural SW France | $1,400-$1,800 | $2,000-$2,500 |
